The Grey Areas Cost Your Margin

AOV wiring falls between Electrical and Fire.
Gate automation sits between Security and Access.
IRS cabling isn’t scoped in Data or TV.

The Result:

  • Underpriced tenders
  • Variations on site
  • Coordination disputes
  • Lost margin

We eliminate the grey areas by bundling Fire, Security, TV, and Data into one coordinated package.

We Interrogate Before We Price

When your tender pack comes in, we don’t just count devices.

We look for:

  • Where Fire meets Access Control
  • Where AOV meets Building Management
  • Where Data meets TV infrastructure

We define responsibility upfront:

  • What we supply and install
  • What interfaces with your M&E package

One price. No variations. No “that wasn’t in our scope.”

Proven at Scale. Trusted on Complex Builds.

What You Need to Know

Clear answers on pricing, responsibility, delivery, and procurement for bundled specialist systems packages. If you’re working on a live scheme and your question isn’t covered here, get in touch.

What systems are typically included in a bundled specialist package?

A bundled specialist package covers Fire, Security, TV, and Data disciplines as a single coordinated scope. This includes Fire Alarms, AOV (Smoke Control), Emergency Lighting, CCTV, Access Control, Door Entry, Automated Gates & Barriers, IRS/Fibre TV, and Data/Structured Cabling. The specific systems included depend on your project requirements, but the principle is the same: all interface points between these disciplines are identified, priced, and managed by SCCI to eliminate scope gaps. You get one fixed cost and one point of responsibility across all systems, rather than coordinating multiple sub-contractors.

How is responsibility defined between SCCI, the main contractor, and other trades?

Responsibility is defined clearly at the outset, typically through a structured scope definition that identifies what SCCI supplies and installs, what interfaces with the main M&E package (such as power feeds, containment, or BMS integration), and where handover points sit. For example, the main contractor typically provides power distribution to our equipment, and we provide the final connections and commissioning. Any containment, trunking, or cable routes are agreed in advance. This approach ensures there are no grey areas during the build. Interface points are documented before pricing so that variations are minimised and coordination on-site is straightforward.

Can you price from incomplete, outline, or partially coordinated drawings?

Yes. We regularly price from outline or uncoordinated drawings, particularly at early tender stages. Our estimating team interrogates the design to identify what’s shown, what’s implied, and what’s missing. We’ll highlight assumptions, exclusions, and known interface gaps in the tender return so you’re aware of any pricing risk. If critical information is missing (such as riser locations, equipment schedules, or system specifications), we’ll flag this and either provide a provisional allowance or request clarification. The goal is to give you a price you can rely on, even when the design isn’t fully developed, while protecting both parties from scope creep later.

What information do you need to return a compliant tender price?

At minimum, we need architectural and M&E drawings (even if outline), the specification or performance requirements for each system, and any relevant standards or compliance requirements (such as BS 5839 for Fire, or BS 8484 for Access Control). If available, equipment schedules, points lists, and interface requirements help refine the price. For Fire and Emergency Lighting, we need occupancy types, escape routes, and any specific authority requirements. For CCTV and Access, we need coverage areas and user requirements. If you’re missing any of this, send what you have—we’ll identify gaps and provide a compliant price based on reasonable assumptions, with exclusions clearly stated.

What are typical turnaround times for pricing a tender?

For a standard bundled package on a residential, commercial, or education scheme, typical turnaround is 5–10 working days depending on complexity and drawing quality. If you’re working to a tight deadline, let us know—we can often expedite pricing for live tenders, particularly if the scope is clearly defined. For larger or more complex schemes (such as multi-phase developments, healthcare, or high-security projects), allow 10–15 working days. If the design is incomplete or requires significant interrogation, we’ll confirm a realistic timescale upfront. We don’t rush pricing if it means missing scope—accuracy matters more than speed.

Can disciplines be priced separately, or does it have to be a bundled scope?

We can price individual disciplines if your project only requires Fire, Security, or Data in isolation. However, our approach is designed around bundled packages because that’s where interface gaps typically occur and where coordination risk is highest. Most schemes benefit from the single-source approach—particularly when Fire interfaces with Access Control, AOV with BMS, or TV with Data infrastructure. If you need a single discipline priced separately, we’re happy to provide that, but we’d recommend considering the bundled option if multiple specialist systems are in scope. It eliminates the grey areas that lead to variations and site disputes later.

Do you take on design responsibility, or supply and install only?

We can work either way. For design-and-build projects, we can take full design responsibility for Fire, Security, TV, and Data systems, including producing detailed drawings, equipment specifications, and calculations for Building Control or third-party approval. For supply-and-install contracts, we work to the consultant’s design and highlight any coordination issues or non-compliances before we start on-site. In either scenario, we carry Professional Indemnity Insurance and all designs are produced by qualified engineers. If the design responsibility sits with a consultant but requires development or value engineering, we can support that process and provide buildable, cost-effective solutions that meet the specification.

How are system interfaces and clashes managed during delivery?

System interfaces are identified during the estimating stage and documented clearly in our scope definition. On-site, we coordinate with the main contractor and other trades to ensure cable routes, containment, power feeds, and equipment locations are agreed before installation starts. If a clash occurs (such as Fire detection conflicting with Access Control wiring, or AOV dampers clashing with ductwork), we resolve it through our project management team and update drawings accordingly. Because we’re responsible for multiple disciplines in-house, we can coordinate Fire, Security, and Data installations internally without involving third parties. This significantly reduces the “blame game” and keeps the programme on track.

What happens if the scope changes or the design develops during the build?

Scope changes are managed through a structured variation process. If the design develops (such as additional coverage areas, revised equipment locations, or changes to system specification), we assess the impact on cost and programme and provide a variation quotation. We don’t assume scope changes are included unless instructed in writing. That said, minor coordination adjustments (such as slightly repositioning a device to avoid a clash, or extending a cable route by a few metres) are typically absorbed as part of good site practice. Significant changes—such as adding floors, increasing detector counts, or upgrading system capability—are priced and agreed before we proceed.

Can you be named at tender stage, or novated later if required?

We can be named as a specialist sub-contractor at main contract tender stage, or novated in later if the project structure requires it (such as on design-and-build contracts where the main contractor selects their own supply chain post-award). If novation is required, we’ll work with the employer’s consultants during the pre-contract design phase, then transfer responsibility to the main contractor at contract award. We’re experienced in both traditional and D&B procurement routes and can adapt to whichever approach suits your project. If you’re unsure which route works best, we can discuss the pros and cons based on the specific scheme.

What size and type of projects do you typically support?

We work on projects ranging from £50k single-discipline packages (such as a standalone Fire Alarm or CCTV system) up to £2M+ multi-discipline schemes on large residential, commercial, healthcare, and education developments. Typical projects include new-build apartments, hotel fit-outs, care homes, schools, mixed-use developments, and refurbishment schemes. We also support smaller works such as system upgrades, additions to existing installations, and reactive maintenance. Our fleet of 150+ vehicles and 230+ engineers means we can scale to suit the project—whether that’s a single engineer on a small refurb or a full installation team on a multi-phase development.

Are you approved on any procurement frameworks or preferred supplier lists?

We hold Constructionline Gold, CHAS, and Safe Contractor accreditations, which cover the majority of public sector and tier 1 contractor procurement requirements. We’re also approved on several local authority and housing association frameworks, and regularly work with M&E contractors, main contractors, and developers on their preferred supplier lists. If your organisation operates a formal framework or tender portal, we can apply for approval or provide the necessary compliance documentation (insurance, accreditations, references, financial standing). We’re also experienced in responding to formal ITT and PQQ processes for larger schemes where framework access isn’t available.
